- You are prohibited from engaging in any conduct that disrupts or interferes with the Site’s functionality or other users, such as unauthorized access, data scraping, or spreading malware.
- You must provide accurate and complete information when creating accounts, listing properties, applying for leases, or making payments.
- Users in the EU must comply with consumer protection laws (e.g., Unfair Commercial Practices Directive); in UAE, adhere to Federal Law No. 18/2018 on Electronic Commerce; in Asian countries like India, follow Consumer Protection Act 2019 and IT Act 2000.
3. Account Management
- Users can log in via Google, Facebook, or email. You are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account.

4. Intellectual Property

5. Payment Terms
- Leases and payments can be processed using credit/debit cards, bank transfers, or other methods via integrated gateways (e.g., Stripe). Security deposits and rent are due as specified in the lease agreement.
- All transactions are processed securely. Refunds for deposits follow our Refund Policy, subject to deductions for damages or unpaid fees.
- Payments comply with EU PSD2 for secure transactions, UAE Central Bank regulations, and Asian laws like India's Payment and Settlement Systems Act 2007 or Singapore's Payment Services Act 2019.
- Late payments may incur fees as per local rental laws (e.g., UAE RERA limits, India's RERA provisions).
6. Lease Agreements and Tenant Rights
- Leases formed via the Site are binding contracts between landlords and tenants. We facilitate but are not party to these agreements.
- Tenants have rights to habitable properties; landlords must maintain as per law (e.g., EU Energy Performance Directive, UAE Dubai Law No. 26/2007, India's Model Tenancy Act 2021).
- Evictions must follow legal procedures (e.g., notice periods under UAE Federal Law No. 33/2008, Singapore's Landlord and Tenant Act).
7. Dispute Resolution

- You agree that any disputes will be handled individually and not as part of a class action. For EU users, access to Online Dispute Resolution (ODR) platform per Regulation (EU) No 524/2013; in UAE, via Dubai Courts or RERA; in Asia, e.g., India's Consumer Forums or Singapore's Small Claims Tribunals.
8. Limitation of Liability
- LeasingBaba will not be liable for any indirect, incidental, or consequential damages arising from your use of the Site, including lease disputes or property issues.
- We do not guarantee that the Site will be free from errors or uninterrupted. Our liability is limited to the fullest extent permitted by law, with caps as per EU Consumer Rights Directive, UAE Civil Code, and Asian consumer laws.
9. Modifications to Terms
- We may update these Terms from time to time. Any changes will be posted on this page with an updated effective date, and notified via email where required (e.g., GDPR transparency).
- Your continued use of the Site following any changes signifies your acceptance of the new Terms.
10. Termination
